Verizon Retail Buildout in Glenwood Park — Six Weeks to Handoff
The client
MobileGen operates Verizon retail stores. They are the ones signing the lease, hiring the staff, and answering for the opening date.
This was the second store we delivered for them. A third starts next week.

The challenge
A retail buildout runs on a clock that does not move.
The store cannot open until the work is done. Staff are already hired. Inventory is already ordered. Corporate marketing already has a date. Every day past schedule is a day the operator pays rent and payroll on a space that sells nothing.
The target was six weeks from start to handoff.

Glenwood Park added its own limits. It is a walkable mixed-use development with residents living above and around the storefronts. That shapes when trucks can show up, where material can sit, and how loud you can be before 8 a.m. or after 9 p.m.
What we did
We built out the interior and handed the space back finished, so MobileGen's team could move in and get ready to open.
Scope included: removing a bar, drywall repairs, painting, carpet flooring, a new light package, installing a water fountain, data and power for their displays & POS.
The finished sales floor uses the tall existing windows instead of fighting them. Daylight on both walls, dark ceiling, linear pendant lighting, carpet tile underfoot.

Fixture walls and displays are where retail buildouts get tight. The millwork and merchandising units arrive on a set date and have to land on level floors, in front of blocking that is already in the right place, with power and data already stubbed where the graphics package says.

Why the second one goes faster
Repeat work with the same operator is worth real money on the schedule.
By the second store, our project team already knew the brand standards, the fixture package, and the punch items a Verizon store gets graded on. We knew which submittals the client needed to review and which ones they did not. The trade partners we bring on these stores had already run the sequence once.
That is not magic. It is just not relearning the job.
If you operate several locations, this is the argument for keeping the same general contractor. The first store buys the learning. Store two and store three collect on it.
The handoff
We do not open the store. The operator does.
So the handoff date is the real deadline, not the opening date. MobileGen needed the space clean, powered, and inspected with enough runway to stock shelves, load the point-of-sale system, and train staff. We broke ground middle of May and delivered at the first of July.

What operators should take from this
If you have a retail opening date on the calendar, three things protect it.
- Get the permit clock into your plan, not next to it. Ask your GC how long review takes in that jurisdiction before you commit to an opening date. Sometimes it happens in a week or two but we tell everyone to budget 4 weeks in Atlanta, anything faster is icing on the cake.
- Build in days between handoff and opening. You need time to stock and train. If the schedule has zero slack, you are opening late or opening rough.
